Mold and Mildew Remediation

Molds are forms of fungi that are found naturally in the environment. Mildew is a term often used to refer to mold growth. Mildew or black mold, grows in places with high moisture, such as windowsills and shower walls. It can create what is known as “sick building syndrome.”

Mold and mildew need moisture and a food source, such as cloth, wood, wallboard, and insulation. Mold and mildew produce spores, which are invisible and small enough to travel through the air and into your lungs. You can also be exposed to mold by skin contact.

Mold and mildew remediation involves a safe and controlled method of removing the mold and affected materials from your home or business.  

Mold and Mildew Inspection and Identification

Mold and mildew require moisture to grow. That moisture can be the result of high humidity, poor ventilation, or a water leak. Mold comes in a variety of colors, including green, black, white, brown, and orange. Mold can appear fuzzy or in slimy streaks. There is often a musty or earthy odor around the mold.

Depending on your specific circumstances, mold and mildew remediation and repair costs may be covered by your insurance carrier. Timely notification of damage to your insurance representatives will better allow them to determine if your loss is covered by your policy.

Containing the Mold

Mold makes tiny spores to reproduce in the same way that some plants produce seeds. Indoors, mold spores move through the air and settle on surfaces. In order to prevent mold from spreading throughout your home or office, the affected area must be contained using plastic sheathing, creating a separate air chamber.

The containment air chamber is often equipped with a portable HEPA air filter, which creates negative pressure in the contained field. Negative air pressure reduces the risk of airborne mold spores spreading into other areas of your home or business, and the HEPA filtration captures spores that are airborne or may become airborne during the demolition removal of the affected material.

S & S Contracting strongly advises you remain outside of the containment area if you don't have adequate personal protection equipment (PPE). Our technician's entry into the containment field is not permissible without the proper use of PPE during the mold and mildew remediation process.

Mold Remediation

After the containment field is established, construction material and personal property considered un-cleanable or unsalvageable will be removed. Construction materials can consist of laminate flooring, hardwood flooring, carpet and pad, plywood subfloor, insulation, and drywall trim and cabinets.

Modern trim and cabinets are highly susceptible to mold and water damage as these products can be manufactured as laminates, more commonly known as chipboard or MDF, which can easily delaminate when exposed to moisture.

Framing or structural pieces that are affected by the mold and can't be reasonably replaced will be cleaned and sealed. Materials that are removed because of mold and mildew contamination are carefully sealed, especially if the demolition material has to be transported through part of the building outside of the containment field in order to remove it from your home or business.

Historically, we have witnessed customers or untrained contractors remove mold-affected materials without the proper use of containment, PPE, HEPA filtration, or sealed demolished materials, which allow mold spores to spread throughout the building.

The Cleaning Process

Once mold and mildew remediation is complete, a thorough cleaning of the air containment area is completed. This includes hand wiping and HEPA vacuuming while the containment sheeting and HEPA air scrubber remain in place.

This cleaning step is completed, so you can be certain that any remaining mold spores have been safely removed. The once mold-affected area is now ready for drying out.

Drying Out the Area

If the mold was the result of a water leak, it may still be necessary to dry the remaining structure and surrounding materials. When there is a wet surface or material that is not dried or discarded promptly, mold can grow within 24 to 48 hours in the area.

Drying out your space utilizes air fans and dehumidifiers. If you discover a water leak in your building and the presence of mold, do not use a fan to dry the area until the mold and mildew remediation has been completed. A fan will only help to spread mold spores throughout your home or office.

The remaining building materials are dried to meet remediation industry approved moisture content levels. Dehumidifiers and air movers will be strategically placed and monitored to ensure the structure is drying properly. This process typically takes less than three days.

Once the damaged area has been properly dried, the contaminated material and equipment are removed. A final cleaning touch-up is performed to ensure that the affected area is safe and ready for restoration.
